For generations, the land has shaped the culture and identity of Ngāi Tahu. Our history and traditions are recorded in place names, mountains, rivers, lakes, and oceans, ensuring that the footsteps of our ancestors remain forever upon the landscape. The land and our relationship with it is one of the foundations for the future of Ngāi Tahu. Through our property developments and investments, we strive to honour that enduring relationship.

We have residential developments in Christchurch and Auckland and have developed commercial properties throughout Te Waipounamu. We have invested in prime commercial properties, leasing a number of these to the Crown, and local authorities such as councils. Ngāi Tahu Property also manages the Right of First Refusal (RFR) process on behalf of the iwi.

Te Pā Tāhuna

A development set in the heart of Queenstown, Te Pā Tāhuna offers a range of architecturally designed options ranging from studio apartments to terraced houses and live-work commercial spaces. We’re building more than 300 homes at Te Pā Tāhuna. Approximately one third will be available to people who qualify for KiwiBuild.

Ngāi Tahu Property have teamed up with the NZ Super Fund and New Ground Capital to invest in a new housing development at Hobsonville Point in Auckland. The project, known as Kerepeti, will see over 200 new homes developed by late 2018.

Karamū

Karamū is a development selected for the bounty that surrounds it; the richness of its history and potential of its future. Karamū is the start of something exciting. Located in Upper Riccarton, Christchurch, the Ngāi Tahu Property project has Riccarton Racecourse Trustees as a key stakeholder. When completed, Karamū will be home to around 1,600 people close to the energy and community of urban life but with a rural outlook and the sense of freedom and possibility that brings.

Ngāi Tahu Property’s ‘Prestons’ development was designed as a dynamic residential subdivision located in the north east of Christchurch. Today Prestons is a thriving community with over 750 homes.

Te Whāriki

Te Whāriki is an ongoing residential development with sections available for purchase. Upon completion this joint venture between Ngāi Tahu Property and Lincoln University will include over 900 homes, reserves, parks, walkways and cycle paths all within walking distance of the established township. Quality, diversity of design and aesthetics are key components of the masterplan.

Wigram Skies

Wigram Skies is the most significant residential development to occur in Christchurch for many years. Built on the site of the former Wigram Aerodrome, the development is home to around 4,000 people and was completed in mid-2017.

Department of Conservation

This purpose-built facility in Ngā Mahi Road, Sockburn was developed by Ngāi Tahu Property and completed in 2007. It is occupied on a long-term basis by Department of Conservation providing both office and warehouse space.

Eliot Sinclair

Working closely with Eliot Sinclair, Ngāi Tahu Property completed these specialist open plan offices for 70 surveyors, engineers and planners in just six months. Opened in 2013, the largely single-storey building has a distinctive wedge form and combined with a feature timber screen adopts a striking pose at the end of Troup Drive in Addington (adjacent to Tower Junction Village and the Christchurch Railway Station).

New Zealand Blood Service

Te Whare Whakapapa is a state-of-the-art facility which was purpose-built for New Zealand Blood Service (NZBS) by Ngāi Tahu Property. The 3,800m² development comprising a donor centre, manufacturing and testing laboratories, specialised warehousing and offices was finished ahead of time and below budget.

Housing a unique combination of commercial and Government tenants in a prime location, the Pita Te Hori development is located in the West End between Cashel Street, Hereford Street, Montreal Street and Cambridge Terrace, Christchurch.

Tower Junction

Tower Junction is one of Christchurch’s premier large format retail destinations. Ngāi Tahu Property is currently expanding this to create new shopping opportunities for customers in response to consumer demand and the increased resident/workforce in the Addington area. The development includes two new buildings to accommodate a range of food, beverage, and retail tenants, providing over 2,500m2 of new retail space.

Te Hononga

The Christchurch Civic Building – Te Hononga – represents a highly successful public-private partnership between Ngāi Tahu Property and the Christchurch City Council. The former NZ Post mail centre in Hereford Street was redeveloped by Ngai Tahu Property for the joint venture which opened in 2010. Ngāi Tahu Property has retained 50% ownership of the building and manages the facility on behalf of the partnership.

There are five buildings in the Post Office Precinct offering space for the office and retail sectors in Queenstown’s CBD. It has retained the very best of the past while creating a vibrant, well-designed $50 million development that meets the future needs of the office and retail sectors and wider community.

Completed and occupied in 2006 by the Ministry of Justice, the Queenstown Courthouse was purpose-built and is one of five buildings that comprise Ngāi Tahu Property’s Post Office Precinct. This building, named Tahuna, was the winner of the Registered Master Buildings Federation 2007 National Award in the category of “Industrial/Utility Project”.

Completed mid-2005 and purpose-built for Turners Auctions, this building is situated alongside Armstrong Prestige just off Moorhouse Avenue in Christchurch.

Acquired in 2000, the building was constructed in the 1990s and is occupied by New Zealand Police on a long-term basis. The Queenstown Police Station is well located in the central business district of Queenstown and adjoins the Post Office Precinct and is another example of a long term lease which sits comfortably with Ngāi Tahu Property’s strategy of inter-generational investment.
